Central, sustainable office buildings are not only protection against vacancy rates – they are tomorrow's trophy buildings

Rising vacancy rates and changing user behaviour are shaping the German office market. At the same time, new opportunities for the future are emerging in central locations in Germany's top cities such as Berlin, Hamburg and Frankfurt.

Dirk Ruppert is convinced that quality is paramount: a principle that the CELLS strategy also follows. Location and sustainability are the key factors determining long-term success. The current ‘flight to quality’ clearly shows that prime locations ensure stable demand and that ESG-compliant buildings have long since become a basic prerequisite for value retention.

However, not every office building in need of renovation is a diamond in the rough. Without a convincing central location and high ESG potential, the foundation for sustainable success is lacking – only where both come together can the office icons of tomorrow emerge.
